Welcome to Italy Mortgage Guide. I’m Phillip Martucci, a real estate broker, mortgage professional, and Italy homeowner dedicated to helping foreign buyers understand the process of buying property and obtaining a mortgage in Italy.

Others claim you must be an Italian resident or earn income in Italy to qualify. While every buyer’s situation is unique, many of these statements are simply myths or oversimplifications.
I created Italy Mortgage Guide to provide clear, practical information for Americans, Canadians, Australians, British buyers, and other international clients who want reliable answers—not internet rumors.
My Connection to Italy
Italy has always been more than a travel destination for me.
My great-grandparents immigrated from Italy, and I grew up surrounded by Italian traditions, family recipes, Sunday dinners, and stories about the country they left behind. Those experiences created a lifelong appreciation for Italy and eventually inspired me to purchase my own home there.
Owning property in Italy transformed my connection to the country from something personal into something practical. I experienced firsthand the questions, paperwork, bank requirements, and decisions that every foreign buyer encounters during the process.
Today, I’m preparing to relocate to Italy full-time, giving me both a personal and professional perspective on buying property abroad.
About My Mortgage Background
For more than 13 years, I’ve worked in real estate and mortgage lending in the United States.
I’m the founder of a successful real estate brokerage and co-founder of a mortgage company, where I’ve helped clients navigate some of the most important financial decisions of their lives. Collectively, our companies have participated in more than $500 million in real estate sales and mortgage transactions.
Working in both industries has given me a unique understanding of how financing and real estate come together. From qualifying buyers and understanding loan guidelines to negotiating contracts and coordinating closings, I’ve spent my career helping people purchase property with confidence.
That same experience now helps me guide buyers who are interested in purchasing homes in Italy.
