How I Can Help
A clear starting point for your Italian mortgage — from someone who understands both the process and what it’s like to be the foreigner navigating it.
You don’t need to figure this out alone
I help English-speaking buyers connect with Italian mortgage lenders who are actually equipped to work with foreign, non-resident applicants. Getting a mortgage in Italy as a foreigner isn’t like getting one at home — different documentation, different bank expectations, different timelines — and most people trying to navigate it are doing so for the first time, in a system and language they don’t know well.
My role is to help you understand what’s realistic for your situation, then connect you directly with lenders and mortgage professionals in Italy who are equipped to take you through the actual loan process.
Think of me as the first step, not the last one: I help you get clear and get matched with the right people, so you’re not wasting time on lenders who don’t work with foreign, non-resident buyers.
Who This Is For
This service is built for English-speaking foreigners — Americans, Australians, British and others — who are serious about buying property in Italy and want to understand the mortgage side before they get further into the process. Whether you’re planning a vacation home, an eventual retirement move, or relocating full-time the way I am, the same core question usually comes up first: can I actually get financing, and who do I talk to?
You don’t need to have a property picked out yet. In fact, talking to me before you start house-hunting is usually the better order — it means you’ll know your realistic budget and financing path before you fall in love with something you’re not sure you can finance.
Where I Can Help
Understanding What’s Realistic
Before you start looking at property, it helps to know what Italian banks generally expect from foreign buyers — income documentation, credit history, residency status, typical down payment ranges. I’ll walk you through the landscape so you’re going in with real expectations, not guesswork pulled from forums.
Pre-Qualifying Your Situation
Before you start looking at property, it helps to know what Italian banks generally expect from foreign buyers — income documentation, credit history, residency status, typical down payment ranges. I’ll walk you through the landscape so you’re going in with real expectations, not guesswork pulled from forums.
Helping You Connect With Italian Mortgage Lenders
Not every Italian bank or mortgage broker works with non-resident foreign buyers, and the ones that do vary widely in terms, rates, and how easy they are to work with. Based on your situation, I help you connect with Italian mortgage lenders who are actually set up to work with you — rather than you cold-contacting banks and hitting dead ends.
Explaining What Comes Next
Once you’re matched with a lender, the process moves into their hands — but I make sure you go in understanding the shape of what’s ahead: how Italian mortgage terms typically differ from what you’re used to, roughly what documentation gets requested, and what a realistic timeline looks like.
Answering the Questions You Haven’t Thought to Ask Yet
Most first-time foreign buyers don’t know what they don’t know. Common blind spots include how down payment requirements differ from US norms, how income gets evaluated when it’s earned outside Italy, and how long the overall process typically takes from first contact to closing. I cover these on our call, before they become surprises later. For more common questions, check out the FAQ page.
What I Don’t Do (So You Know What to Expect)
I’m not a bank, and I don’t underwrite or issue loans myself. My role is to help you get oriented and get matched with the right lending professionals in Italy — the mortgage itself is handled directly between you and the lender you’re connected with. This keeps the process honest: you’re always working with a licensed lender for the actual financing, and I’m here to make sure that connection is the right one.
Meet Phillip Martucci
Co-Founder Mortgage Brokerage
Co-founder of a mortgage brokerage with 13 years in real estate and mortgage lending — and an Italian homeowner myself since 2024, now making the move to live there full-time.
My great-grandparents immigrated from Italy, and I grew up surrounded by Italian traditions, family recipes, Sunday dinners, and stories about the country they left behind. Those experiences created a lifelong appreciation for Italy and eventually inspired me to purchase my own home there.
Owning property in Italy transformed my connection to the country from something personal into something practical. I experienced firsthand the questions, paperwork, bank requirements, and decisions that every foreign buyer encounters during the process.
Why Work With Me
I’m Phillip Martucci — co-founder of a mortgage brokerage, with 13 years in real estate and mortgage lending and over $500 million in transactions closed. I’ve also navigated this exact process myself, having purchased my own home in Italy in 2024 — and I’m now making the full-time move. This isn’t theoretical for me. I’ve been on both sides of it as a buyer at the same time I’m helping others navigate it professionally.
That combination means you get someone who understands both sides: the mortgage mechanics, and what it actually feels like to be the foreigner trying to make this happen. You can read more about my background on the About page.
